Is a Home Security System the Right Fit for Your Liberty Lake Rental Property?

Liberty Lake Home Security System with Smartphone CapabilitiesThere are more options than before when it comes to security systems and your Liberty Lake rental property. You may be considering if the time is right to install a home security system in your rental properties.

There are many good reasons to go ahead with the installation, but there are also things to consider before doing so as well. You should know more about tenant privacy, cost, etc.  By doing this, you would know more about home security systems for rentals so that you can make an informed decision for your properties.

Installing a home security system may seem like a great idea because you’ll never be able to find a tenant who doesn’t want to feel secure in their rental home. But before deciding on installing a security system for the rental property, the Liberty Lake property owner must have already checked on every aspect of the situation first.

Quite often, the cost is an important thing to look into. There are low-cost installations provided by security companies but they may include monthly monitoring fees or other expenses. First, you have to decide whether or not it makes sense to install a security system and who will be responsible for paying any related fees at your Liberty Lake rental property. A security system, especially for areas with a high crime rate, may be necessary to keep your property and your tenants out of harm’s way.

A wrong message can be perceived from a security system especially when prospective tenants are concerned about safety in the neighborhood. Also, don’t forget the costs that come with a security system. Costs for the security system should be a part of the monthly cash flow if you are paying for these yourself. Should you desire to have the tenant pay for it, make sure they agree to do so before signing the lease. If you simply assume they will pay for it, but the tenant doesn’t want to, you may run into problems.

A tenant may not opt for a security system. They may perceive that the neighborhood is safe, so a security system is unnecessary. Or, some may lack the patience to learn how to use the system correctly and eventually give up out of frustration. You don’t want to install a system that does little to enhance security on the property.

The tenant, if he or she so chooses, may not want your security system or security company, but rather prefers their security measures. Other tenants might prefer a home security system linked to their smartphone so that it would be easier for them to manage it.

One must remember to consider the issues of privacy. Security systems with integrated cameras are the norm these days. These systems may be cheap but it is illegal to take photos or videos in any area where your tenant would have a reasonable expectation of privacy.

If the exterior of the rental house has security cameras installed, make sure that any areas that need privacy are not captured. It is best to check with the neighbors before installing exterior cameras to ensure that they know and are comfortable with which areas of the property are being recorded.

The bottom line is that a home security system in your rental property must fit the needs of your tenants.
